This page is primarily intended as a guide for brokers who are mediating a residence in the association, as well as for prospective buyers. Answers to common questions, such as upcoming significant renovations, fee increases, and financial details, can usually be found in the annual report.
Broadband + IP Telephony
The association has signed a group connection agreement with Telenor (formerly Bredbandsbolaget) for broadband and IP telephony. This means that a WIFI router, 250/250 Mbit internet connection, and IP telephony are included in the monthly fee. For IP telephony, only the variable costs (outgoing call charges) are paid by the resident.
Cooperative Housing Supplement – Insurance
Brf Kåpan has signed a collective cooperative housing supplement (bostadsrättstillägg) as a complement to the home insurance via TryggHansa. This is to ensure that no resident misses this crucial coverage, which can be costly in case of an accident. This insurance is included in the monthly fee. However, you, as a housing cooperative holder, must still take out a personal home insurance (hemförsäkring) to obtain full insurance coverage.
Finances
The association has a stable financial standing with a debt-to-equity ratio of approximately SEK 3,450 per square meter. The association continuously amortizes its loans. For detailed financial information and history, please refer to the annual reports.
The association's four most recent fee increases are:
- 2025-07-01: 10%
- 2024-04-01: 5.0%
- 2023-07-01: 4.0%
- 2003-01-01: 3.0%
Electricity Contract
The association has signed a joint electricity contract for all members and applies individual metering. This means that the individual apartment owner does not need, or cannot, sign an individual electricity subscription. The cost of electricity consumption is added to the monthly fee invoice and is delayed by 3 months due to administrative reasons. This means that the invoice due on January 31 includes electricity consumption for the month of October.
Garage
Brf Kåpan holds an easement that grants us access to parking spaces in the parking garage on Götalandsvägen, near the entrance to Solberga Ängsväg. Both parking spaces with and without cages are available for rent in this garage. We have no outdoor parking spaces, as that is land owned by the City of Stockholm.
- Parking space without cage: SEK 330/month
- Parking space with cage: SEK 495/month
The waiting list system is administered by the Brf Kåpan board. The wait time depends entirely on whether the apartments being sold have a parking space or not. For the current queue length, if you wish to join the queue, or for any other questions about the garage, please refer to the Garage page.
Cable TV
The association has a group connection agreement with Tele2 (formerly Com Hem) for digital TV. The basic package covered by the association currently includes these channels:

The basic channel selection changes occasionally; please check the current selection with Tele2.
Broker's Information (Mäklarbild)
HSB Stockholm provides the broker's information (mäklarbild) and charges a fee for this service.
As a broker, you can use the HSB Portal to get a simpler and faster handling of documents related to an apartment transfer. When you use the transfer service, the board and you, as the broker, can follow the status of the case. You can also retrieve broker's information and view price statistics. Connecting to the portal is free of charge, but an agreement with HSB Stockholm is required. Once you have received a brokerage assignment and register a transfer, you will be charged a sum per transfer.
Keys
Each apartment includes a set of keys as listed below. Note that it is the responsibility of the seller and the buyer to ensure the correct number/set of keys is present upon sale.
- Apartment keys: 5 keys (new keys must be ordered via the board)
- Police keys: 5 keys
- Entry tags (Brickor till port mm.): 5 tags
- Household keys (Hushållsnycklar): 2 keys (new keys must be ordered via the board)
- Booking keys (Laundry room): 2 keys
- Mailbox keys: 3 keys
If the owner wishes to change the cylinder lock for the apartment for any reason, this must be reported to the board, as the order must be placed by the key manager in the association. Review the Checklist for handing over the residence (pdf) to avoid problems later.
Renovation
Keep in mind that permission may be required for renovation, depending on the scope of the renovation. Permission may be required both from the association's board and, in some cases, from the City Planning Office (stadsbyggnadskontoret). Contact the board well in advance of any renovation to avoid complications.
Water and Heating
In 2020, the association installed a geothermal heating system (bergvärmeanläggning) for heating the property. Tap water is heated by district heating. There is no individual metering of water. Heating, hot water, and cold water are included in the monthly fee.
