Fee Increase 1/7–2025

The board informed during the annual meeting that the fee for apartments and garage spaces will increase by 10% starting from 1 July 2025.


Annual General Meeting 2025

The association’s annual general meeting, which covers the 2024 fiscal year and elects the board for 2025, will take place on Wednesday, 21 May 2025 at 19:00 in the community venue. All members are welcome.

Annual General Meeting [2024-04-23]

On Wednesday, 14 May at 19:00, the ordinary annual meeting will be held in the community venue at entrance 13. The notice is posted on the bulletin board in each entrance and in the laundry room. Here is the annual report for the 2023 financial year as a PDF.


Spring Cleaning Day [2024-04-23]

Saturday, 27 April is our spring cleaning day. As usual, we meet at 10:00 to tidy up the courtyards, outdoor furniture, and common areas. At 13:00, there will be hot dogs and coffee. A container will be available.


Community Venue [2024-04-23]

Blinds have now been installed on all windows in the community venue.


Monthly Fee Increase [2024-02-08]

From 1 April 2024, the monthly fee will increase by 5%. After this increase, we hope the fee will remain stable during the year. The main reasons for the cost increase are the refinancing of our loans at higher interest rates and the new land lease fee starting from 1 July 2024.


Extra Annual General Meeting [2023-12-28]

On 10 January 2024, we will hold an extra general meeting with a single agenda item: approving the new statutes. This has already been done at the regular meeting in spring 2023, but new statutes must be approved at two meetings. See the bulletin board in the entrance for the formal agenda. After the meeting, there will be an information session with the opportunity to ask questions to the board. A simple dinner will also be served.


Monthly Fee Increase [2023-05-31]

From 1 July 2023, the association fee will increase. We had previously announced an 8% increase, but new circumstances led us to limit the increase to 4%, which we hope will cover our increased expenses.


New Statutes for Annual Meeting 2023-05-24

Due to several new laws passed by the Parliament in June 2022, effective from 1 January 2023, the association needs to adjust its statutes. Here is some background information.

Land Lease Campaign

In late winter 2021, BRF Kåpan joined and co-founded an interest group called Tomträttsuppropet. This group was formed to create a strong voice towards the City of Stockholm regarding the sharp increases in land lease fees expected in the future. In many cases, the fees will rise so significantly that they will become one of the largest costs for many BRF associations.

The purpose of forming Tomträttsuppropet is:

  • To unite the four major interest organizations — HSB, Fastighetsägarna, SBC, and Riksbyggen — to address the land lease issue collectively.

  • To establish a united voice on land lease matters.

  • To explore the possibility of pursuing one or more legal cases.

  • To raise public awareness and influence opinion on the land lease issue.
